If it's a nicer house and they want to sell, hand the lead to a local realtor.You'll learn a ton just doing these two activities.

They also lead the local REI club.

I'm being restationed in Fort Worth this summer and am on a similar journey as yours (though I'm currently leading by one child!).  

On that same note, I'd recommend you let the deals lead your spending, rather than the other way around.

This is a great source for business, leads and building relationships.

I Have 6 good responses and am waiting on their Resume' and ability to finish project and will update as soon as we have someone that will be a good fit.I want to make sure who ever takes this on is not stretching themselves to thin and can get the project done... undercapitalization in this business can lead to monetary loss's very quickly...
