Hello everyone, me and my wife are be looking houses for flip in the last 3 months and is being challenging finding deals any advice for new investors like us 

My husband's job requires us to stay near San Francisco, so we rented a place way above our means last year at $5k per month and looking to move out asap.I'm now looking at house hacking in Oakland where prices start around $550k.

We weren’t having issues selling on contract until late last year (I’ve owned it since 2021).

Hello BPer's,I purchased a property (vacation/STR) in Garden City Beach last year. 

@Abiy Tedla I have mostly gone with white cabinets with black hardware on the same as is the market trend currentlyPersonally, I'm a fan of staining cabinets more so than painting since it lasts a lot longer and is more durable (plus I think it looks nicer than painted cabinets too) Additionally, using stainless steel appliances and under-mount sinks definitely adds to the oomph factor of the property even though they aren't much more expensive than their counterparts

I think my solution would be to get an export from the utility companies of the last 12 months bills.

I hired a local commercial real estate broker (NAI) to help lure in some developers or franchise brand retailers but I am not getting many updates since we've been in the listing contract for the last 7 months. 

I used to speak at IMN Conferences and I went over from Tampa last year.

.- Previous tenet skipped out on last months rent- There was a turnover but that only took a month. - New tenet fees - Small toilet leak (should’ve barely changed things)After those bullet points, no explanation for low cashflow.
