The only people I've seen successfully sued for large sums are the really bad people.I don't know if I posted in that discussion four months ago, but I have posted similar questions over the last 14 years and can't recall anyone saying they lost a home because of a lawsuit.Here's my generic LLC advice:An LLC is useful for two things: anonymity and legal protection.

Codey, I own both properties in Columbus and Dayton (University of Dayton Campus) where I own a SFH that I BRRRR'ed last summer.

I’ve used 0% for a year credit cards to buy houses several times (just did one last month-lol).

You figure out the ARV by getting comps(properties recently sold in close proximity to the property you are considering, with similar features - Bedrooms/batrooms/square feet/etc. and sold within the last 30-180 days).

PPC is getting quite competitive and expensive so I don't know how long it will last. 

I'm a part time Realtor and a  novice investor (my live in 3 family I bought as a foreclosure 203K last year).

For perspective, this home was valued at $40,000 when I bought it last month and I feel I can resell for $100,000 right now easily.  

New to the REI community and looking to get some great guidance and advice from the seasoned vets and learn as much as I can.Been investigating business opportunities for the last few years, and have recently been investigating REI and all the strategies and opportunities available.
