With how ridiculous property management costs are I would rather keep it close to home and self-manage.

Does anybody know how much it costs to join MLS…and a broker in DFW I can hang my license with..??

@Namit RaisuranaDepends on your preferences and situation of course, but seems as though you've set up a fairly complex structure with somewhat pricey ongoing maintenance costs. 

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620, many blemishes, but should have no evictions in last 2 years.

We need to know the details of what they were installing, the location, the cost of materials, etc.

I’m in Florida, but know enough to tell you that California is cost prohibitive, so yes it is a tough market.  

A lot of people are moving out of California because of the pandemic, lack of economic support, and high taxes/cost of living. 

I underestimated the roof cost and the pool repair.
