Chris,Really awesome story!

I was wondering if there are any active wholesalers or unconventional deal finders in this particular neck of the woods who might be able to share their story and possibly clue me in on how it's done.

Quick story: A group of grad students came to see one of my rentals because there were 4 girls living together and the neighbors noticed and called them in to Zoning.

If anyone has any advice on how to make this decision or related stories of successes/losses when it comes to this sort of situation please let me know!

Long story short, make sure to have access to plenty of cash for the downpayment, the float, overages, and all the HML interest charges or get a financial partner like @Ari Newman.
