MikeMike:I'm certainly aware that REI is hard work and that nothing is going to come easy...However, once my 'funnel/hopper' is full and I'm closing deals at a fairly good rate, then and only then, will my comment about 'rolling over' actually be funny...and yet still true...Guess I should have held back from trying to be funny until a later date/time.

My guy will bill me, but I want to be there for the inspection, so it is just as easy to pay him on the spot.I get a complete written report, complete with photos of all the damage and needed repairs within a couple of days.

For example a neighboring town it's pretty easy to find a cap rate of 9 while in another town the cap rates are around 3.Usually a higher cap rate means a less desirable area and more work that needs to be done to the property.
