I went in and repaired the property and did the following updates: - All new flooring throughout entire house- New stainless steel kitchen appliances- New Paint on both interior, exterior, and basement- Updated landscaping- Minor roof repairsThe property appraised for a little under than what I expected, but I gained a few insights from the initial BRRRR.

Very clean, nice floor plan, newly renovated. 

I always see people talking about throw some paint on top of everything clean the floors and update the kitchen.

Rehabbed and lived in the first floor unit and rented the other two (that fully covered the escrowed mortgage payment).

I have arrived at a rough estimate of 2010's cash flow by using 2010's rent and subtracting PM fees @ 10%, Vacancy (using 2018 rates with a floor of 4%), and Taxes+Insurance+CapEx reduced by 15% (to account for inflation).
