Oftentimes, these folks are looking to dispose of excess material from the project sites and/or have stock piles at their yard.  

I guess the construction material doesn't matter, but the thing is that ALL of the interior walls are literally just cinder block walls painted white (Like you'd see inside a high school).  

The key duties of the property manager in this phase include: Generating appropriate marketing materials (photos, flyers, etc) and getting them in the right locations so your tenant pool will see them.

I have used Vistaprint for business cards and promotional material and they are good.We used them for mailing postcards and we are not thrilled by the response.

The repairs you mentioned seem modest, so i would recommend using your evenings to shop contractors and finding deals on the material you will need.

Placing personal material items as any form of priority is not a path to success when starting out.

If i sell it at asking I will make 25k on my first flip with all the work done myself after materials.

I know if you "materially participate" in managing the short-term rental, you can use passive losses against active income for that property, but what about other long-term rentals?
