Fine ideas but most are not feasible or doable. 

Movie theatres like to see generally a couple hundred K population in so many miles radius for each theatre to make financially feasible.    

I am not sure if it’ll get rid of the lead completely and if it’s feasible and affordable.

The low cost makes it more feasible.

I wouldn't say that FHA was your ONLY option, just that it seems most feasible in your situation.As for SD's multi market, it can definitely be an attractive destination for house hack.

Is this a feasible strategy?

I am thinking a decent portion of my earnings probably are over 5 years old (which seems to make a difference in avoiding the 10% early withdrawal penalty, as far as I understand it.)I have an idea of getting a place that I currently rent purchased through owner financing, it would be fairly feasible considering the ownership and my professional relationship with them, managing other properties of theirs and seeing them sell off other properties to their tenants (not w/ owner financing, but pretty sure they would be open to it).
