There are many ways to do it, and what works for one will not work for another, so my advice to you is not to take specific advice from people here (especially the ones who inevitably will offer to sell you properties or their services) but rather to keep reading Bigger Pockets, take in as much as you can, connect with and ask questions of the people that look to be experts, challenge assumptions, and discover what is interesting to you. 

I personally focus on multifamily investing so that is usually where I direct people, but I also think people should find the niche they like and go with it and become experts.

And that is why you defer to the experts.

They are very insightful and informative, especially since I invest in the Sacramento and Stockton areas.

Does anyone have any experience doing this, or have any ideas or insights?

Ideally would want to do a walk through this week or early next with a start from 7/16.We will be doing more flips this year so looking to start building a stable team of experts and this is an easy project to start with.If interested or if you have recommendation, please let me know!
