This seems counter-productive to me,  as it seems the cash flow would be better utilized as leverage for additional properties.  

Our margins in Oregon on low end are not much better even for the production guys..

Perhaps enhance your application with questions that will discourage questionable renters.

Most investors invest in businesses because of the person running the business, not because of the product or service being delivered. 

Many newbees will contract it all out to a single contractor to get the job done, but in my opinion, if you contract each out separately that you will end up with a better product with higher end finishes and accessories.

I believe @Mark Ferguson does these in as little as 2-3 mo after purchase using a new appraisal since he's using a commercial product.
