Thanks I know there are agent regulations against stuff like this and fear mongering etc.....An unlicensed person though, doubtful there's anything illegal about it.I see no reason why it should effect the seller.

HOWEVER, what I am not 100% convinced on yet is if there is a negative effect on my FICO score because in the past any mortgage in forbearance is reported to the credit bureaus under a different code which then in turn lowers your FICO score.Does anyone have inside knowledge of how this actually does or does not affect FICO scores?

A few recommendations to add to this thread: - Oil based primer goes on far better than water based primer and covers the previous paint and bare wood more effectively (just make sure to use a separate brush from your water base one and clean it out with paint thinner) - You can apply a water based paint upon oil based primer once it dries without a problem.
