The 10 to 20% you are asking them to hold plus their resale costs (buyer concessions, agent commissions) would eat up any profit for them.In those cases they generally do not want to hold a second and will just lower the price a little for all cash offer or buyer putting required down to get a bank loan to with no second.

It's sad, you and I pay for these money-sucking lawsuits - when we renew our policy and when we are forced to overbuild and overcompensate for the idiots out there who will eat the paint chips, or in this case, kill their neighbor on your property.
