Many vendors I have called quote less and they take credit cards directly from the owner but to use the credit card through RPM preferred you would have to pay a hefty fee.

If the tenants want to give the former tenant a portion of the deposit back, we recommend the new tenant pays the old tenant directly; alternatively, if the new tenant pays us some portion of the deposit, and there wasn't any damages to the house, and the existing tenants agree, we send that same money to the old tenant.

This morning I received an email stating the the title company will not insure the property with the heirship affidavit ( keep in mind, my processor was informed multiple times there was no probate of the estate because the state did not require it when we went through the legal process.)I am looking for advice/direction on what steps I should take next.
