Perhaps there's something I'm missing.After all, won't rehab costs play into "Cash Needed" and therefore impact the Cash on Cash Return on Investment?

@Karen Jackson If she trashes your place on the way out and you notify section 8 I think that could impact her voucher status so maybe that will keep her from doing anything drastic.

Wondering if anyone has been as negatively impacted by the new tax laws as I have and looking for a solution. 

As mentioned, location, amenities, etc. all impact the price. 

We are wanting to sell the condo eventually but there are circumstances that are impacting that decision as far as doing it right now or ASAP.

That will have an impact when and if you ever sell without a 1031. 

The economy does not feel like 2007 but gradually may grow closer with greater impact of a downturn.

However, if this isn't a game-changing deal or one that will truly impact your portfolio massively, might be best to look for other deals.

If we performed this transaction and acquired a replacement property and had problems with tenants or problems with our primary residence or whatever and had the need or desire to stop renting it after X number of years and instead move into it what would the impact be for the 1031 exchange?  

It really is incredible how many are being thrown up in the greater Asheville area.That and new construction developments are having a (small) impact as well.
