Was wondering if any one could offer up some ideas as to what areas I should be looking at it?

San Antonio too, but it seems pricier.B class emerging neighborhoods are fine and value add opportunities  is what I'm looking for.Any inputs or ideas?

First, yes, most buyers (not just investors) initially have no idea what they want - there are so many options out there!

Once you visit the area and start to meet with potential team members, you will get a better idea of what you are getting yourself into.

You get the idea - it's a moving target.

Definitely returns equivalent to other Turn-key company homes that I've seen.This is me kind of just rambling about this idea so feel free to just let me know what you think or if you know much about turn key companies. 

Not sure if there are other ideas out there, but I suspect something creative involving the seller overseas will not be practical.
