My wife and I are purchasing a side by side duplex right now that is three beds and 1 1/2 bath on each side.

I’ve found that waking up earlier gets me a head start on the day to take advantage of time but by 9 I’m ready for bed.  

They were 2 beds, 2 baths.  

Hi All,I recently completed a renovation on a semi-attached, 4 bed, 2 bath in Baltimore, MD that based on comps is probably worth around $160k now.  

I'd much much prefer the passive income of rented properties, than having to get out of bed each day to follow up enquiries, see houses, jump through hoops - and hope that I make my own mortgage payment each month, not to mention shoes for the kids, groceries, and keeping the wife in a lifestyle we can't afford.I would much rather my tenants go through all that, and then hand me some cash once a month.

What do you mean when you say assume the mortgages, are you saying that she automatically becomes obligated on the note after your death?

@Antony Munoz For 22 years I owned and lived in bed and breakfasts so in effect was house hacking.

Approval was for an "as built" ADU which adds to my total sqft and bed/bath count for resale, now, the biggest obstacle with ADU's is, like mentioned, the comps are lacking for properties with ADU's in this area at this time, but, I hear more and more investors doing it, so hopefully over the next few years we will have easier access to these comps.

thank you and sorry for being vague, ok here it goes the seller of the property is in jail owns the property free and clear has about 55,000 in back taxes the 2009 taxes were sold to a tax buyer I'm redeeming those to keep the property once he signs over the deed to me by the end of the month, it needs about 120 in repair and can be sold for 250 that would be a 50,000 dollar profit however it is 5 bed rooms and 2 bath so possibly more, the deed is being signed over to me for 5,000 only to be paid after the house sells
