I'll just throw out a little food for thought on considering what to buy for your first property.  

Seller felt more comfortable with a cash flipper.All this to say the Austin Real Estate market is really crazy and hot with 130 people moving in daily they have to live somewhere.

Holes in doors, fridges, yes plural, full of rotten food.

I like to joke that I have many "boyfriends", and its nice that they all are interested in different thing so no jealousy.as I do a daily scrub.

In addition they can do a daily fine on the property (generally $100-200/day) which they usually cap out at $10k but lately they've been going the MOV route.   

Start with a daily action plan that you can check off daily.

Food fads and concepts go in and out very fast. 

I wanted to create this discussion so we could share what sort of activities or task you do to help further your wholesaling business on a daily basis and to help improve/learn from each other.
