I am currently focused on tax strategies for our LLC (partnership with spouse).Can we sign a lease agreement with our LLC to provide/pay rent for use of our personal home/property, to include a portion of utilities, HOA, and insurance?

Is there a creative exit strategy I am missing?

doing some research for an upcoming presentation, and as a hands-ON investor, it can be hard for me to really put my 'hands-OFF hat' on and compare passive investing vehicles without any bias. i'd love to hear especially from those who have tried multiple strategies, which of these you lean towards most & why:- syndications- REITs- private lending- being a hands-off capital partner- buying from turnkey companies (not sure i'd call this passive though)...

And another attorney is saying that we do not have to pay the transfer tax at all using the land trust strategy. 

After working with a lot of lenders over the years, the most important thing for me is their level of customer service (will they provide a lender letter promptly for you when you need to write an offer quickly, call the listing agent to help you get your offer accepted, pick up their phone for you, etc.) and do they close on time?

But of course, you want to get a pretty good idea of the strategy from others that have been successful.
