Greetings, I recently made the decision to pursue investing and rehabbing in the near west Chicago suburbs, so I joined BP.

Both were purchased at a price that I can (or already have) made money at, but the competition at Harris Co. is really stiff - I've heard more so than Fort Bend but I'll let someone w/ experience in both confirm. 

Many years ago I was talking to a tenant at a complex we owned and she made a comment about her credit being so bad that she had to give a "double deposit".

Has anyone here made any good money in the chicago market?

I did a SFR flip there in 2015 and made a really good returnThey've been discussin LA River revitalization for 30+ years but it seems to be gaining steam, local gov is on board, and they've been approved some funding from the fed

So I am already in process of buying a property with owner financing (made offer Friday) and another deal has kind of fallen on my lap.

@Michael Ablan    she made a post that was clearly selling real estate with out a license so she took It down...

We have made numerous offers following conservative guidelines (BP calculators, 1%, 70% rules, etc) and have not had our offers taken seriously.

I contacted the Realtor and asked what improvements have been made, and if the current month-to-month tenants are able to move out by time of possession (I dont want to inherent tenants).  

You preserve the money you made in the purchase with the rehab of the property.
