I’d also check out Hayward/Castro Valley/Union City areas since they’re nice, relatively cheap, and fine as long as you have no need to cross 92 because it’s a bear for traffic.

Once you get big enough for your accountant/laywer to recommend something more creative you can cross that bridge.And yes, say you have a Deleware Corporation (like I do), that does business in California, you still have to pay $800/year to "do business in California."

I even did a cross colletarised an couple of SFR deal with them where they put up 75% of appraised value in a loan and accepted collateral in another property so it was a no money down deal!
