One critical recommendation I would add, before finding the deal or financing or running numbers, find a mentor.  

You are right in some cases, access to labs is critical for R&D so many will need to go back.

Tell me something that I don’t know.The surefire way to discourage feedback on your question is to get belligerent with members who reply.Location is critical in the ability to achieve the advertised returns. 

I realized I left out a critical factor that could have an impact on things. 

I'm a big fan of the BRRRR book since he addresses all the major aspects of real estate investing like finding deals, forming relationships, what types of repairs you should do, etc etc.

Meant to be helpful not critical.

I make this clear in my initial listing and on my application info so the applicants don't apply for a house they won't qualify for.Like the others have mentioned, having a consistent process/checklist for every applicant so that you treat them all the same is critical. 

I feel like the latter is the best way, especially if I'm not super interested in the flipping aspect for anything other than just capital creation.
