Hi Michael, what you’re describing is similar to the BRRRR method in which you find a fixer upper deal, buy it with preferably private or hard money, rehab it, rent it out and refinance it.

That would be too low for me personally as there are other investments that yield better results for less risk.Personal preference but I also don't buy without leverage for a number of reasons, even when the cash is available.

@Gene Jungcertainly there are personal preferences and values involved but in general you get better returns from leveraged real estateyou will also be able to claim depreciation as an expense, which helps offset any taxes you might have to pay on net incomeconsult your CPA for more detail
