I am 20 years old, I work a full time job right now in the retail industry during the day, and I'm attending an online university at night.

I've now read a couple real estate books (currently reading Anson Young's Finding and Funding Great Deals), and have begun to develop a solid foundation of real estate knowledge.  

My investing partner and I are looking to attend a RE auction to find great deals on multifamily properties in MA and NH.

Here are a couple of things I do not need. 1) I don't need to be contributing to the account, I am rolling over two other IRA accounts into it. and 2) I don't ever want to take a loan from it and replace before tax money with after tax money.

A couple others said they were curious who I was and would send over their numbers so I could put together an offer, haven't seen anything yet so I am following up with them.
