After hearing your comment and if I can only get the purchase half completed it seems like just sprucing up the current property to get it rented would take less time.

Hi @Natalie Allen, a few questions/comments about this.

Kitchens and bathrooms usually deliver the best return at 80-100%.I don't understand comment #1.

At the time I wrote that I was just commenting on what I was already seeing and making an educated guess. 

As I do this, I comment on everything that I see, which also helps me to calculate the repairs needed to make the offer correctly.

He said a letter he received from the chief financial officer of Caribou Coffee that said they would only pay rent on 5% of 60% of February sales, a letter from CorePower Yoga, they aren't going to pay rent, and someone in the comment section of the article said they received notice from Subway they weren't paying either.

@Russell Brazil@James Wise@Wayne Brooks    these guys are all pro's  lets see if they will comment. although my first thought is its not Illegal. anyone can make an offer for whatever they want.

(I dont fully understand it)But I would love to hear other people's and investors thought and comments on this.
