If you are targeting the MF apt niche, first of all realize it is extremely competitive right now and getting the right mentoring / coaching and aligning with folks doing the business in a big way would be paramount for me.

If you are just venturing out, I would look at a couple of strategies.  1) Education - bone up on books, BP podcasts on CRE, CRE forums, local MF meetups (Austin has one every Tuesday 11:30 at the Flying Saucer (in the Triangle)2) Network - Several meetup groups, Local BPers, meetup for coffee chats to see what folks are doing in this space and develop potential partner relationships.3) Coaching - Consider it if you want to ramp faster.4) Syndication - I wrote an article on BP on this approach below.

I am not doing this because I believe I am an expert wholesaler (not even close, I am working on my first deal) but my goal is to have this list analyzed by experts, and investors, gurus, coaches here in BP and tell me if I misunderstood something, if I am missing a point, if I am not ready yet or etc.
