Been to a couple in Brooklyn.

I have been under contract since 10/10 on a quadplex in Wisconsin.

But these do have drawbacks, typically in lower LTV, prepayment penalties, etc.  

Like you said, put the proper protections in place but know that you can still lose your money - unless you are in first position.
