Obviously, I am not an expert on this as I am not even sure on what law would be broken but I was told the same information like it was common knowledge and should have already known this.

There isn't a good reason to split the equity with someone unless you need the money or you they are expert investors and you would like to leverage their time (this is only for investors with money).

I'm not an expert in subject-to, but I did quite a bit of research into the strategy and the laws that effect it.

I don't get around other investors all that much, but I can't think of ONE person that went on to be successful in this business after giving some "expert" 40 plus thousand dollars to "mentor" them.
