Can the investor really hit the ground running with reno plans already in place as soon as the deals closed and investor takes control of the property? 

Based on your assessment of the spread, if it makes sense, then jump in and make an offer but try to push the settlement date back as far as possible to give you enough time to come up with a detailed execution plan for turning the property back into market. 

And in many cases at least in my case my bank gets quarterly and annual financials from us and my Banker he would pick it up in our financial reports or our tax return and next thing I would know I am getting a call from him me when I plan to pay it off.

Who cares, get it live and test it, see how users react and then change/test/change/test.You are not writing a book, no need to get it perfect on day one.

We plan to grow this side of our business more in 2024.
