In order to reduce unforeseen repair costs, do you recommend the investor perform cosmetic and light repairs on the property.? 

I training lease option assignments I ask unlicensed folks that aren't licensed to go knock on doors and say that if the agent with the listing agent doesn't perform to think of them, the Rei operator, that's itProcuring cause is an issue, so getting a release from the broker of the agent is important 

Hi everyone, i am brand new at BP and very interested in starting investing!

I'm brand new to real estate investing and to bigger pockets.

We unloaded an under-performing rental property in the summer of 2014 to one of these hedge funds.

Brand new appliances, countertops cabinets and hardwood floors.

My partner and I are looking to dip our toes in the REI pool and realize the promise of financial independence.Our plan will most likely include creating an LLC to provide protection (tax, liability, brand), starting with flips to build capital, diversify into buy and hold/BRRRR to build wealth, and finally retire in about a year to live life ;)We've been lurking on BP, reading @j_scott and @brandon_turner, and listening to the podcast.
