Like any profession, there are people great at their job who command higher fees for their work, and there are people that are not good trying to just scratch out a living and barely getting by.

Now for this turn key company they sounded like they got frustrated and your talk devolved into something that did not end well.So it is a happy mediumbut at the end of the day its just real estate buying a SFR rental is not all that complicated its the easiest simplest real estate transaction out there short of buying bare lot in a subdivision.Its no different than buying a home here in Portland.. you order your inspections your lender gets your appraisal..

Fortunately, only my Az rental is still underwater, but it's cash flowing (barely) so not a big bother.

I plan to time my cash on hand to correspond with the 2024-27 timeframe and be well positioned for whatever he market will bare.

By the time they bring there FS to their CPAs, the CPAs barely have to do any work besides filing.I also oversee 1500+ units and ton of owners have 1-4 units and they are spending money on CPAs.
