Hi I’m new to real estate investing and can not seem to find what all the contracts are that I’ll need to wholesale a property from start to finish

I have a mobile home that I am getting close to finishing up and I am trying to decide if I should find someone that will cash me out on it or if I should sell it to build my capitol.

Previous large electrical job (licensed electrician), the electrician finished the work and wife paid in full but he never closed the permit. 

The key is always set an attainable goal and then keep moving word it.

This is hideously expensive.Closing Costs to Sell - ($300k * 3%) + flat fee listing $4500 = $13.5kNet Profit  - $ 20k House 2 : Single Family Home 4BR / 2.5 bath, 2900 Sq Ft Listed Price: $275k (would like to offer $260k)ARV : $420k (~$145sq ft based on comps)Closing Costs - $6k minus 1.5% kickback from buying realtor = total $2.1kFinancing- Assume I could use a conventional loan - 5% interest / 6 months= $6.2k (open to suggestions on financing)HOA - $300Taxes - $600 * 6 months = $3.6kRemodel Costs - $90k - The home has very dated finishings, definitely an elderly persons home.

I will use these comments to help finish my vivid vision.  

If it's been decades, it may have attained squatter's rights.

Especially considering it seems like if you're already putting that capital down to make this happen why not finish the house and make the profit the flipper would make yourself?

If you're looking at a gut rehab that's going to take 9-12mo from start to finish then yes, it should be at 70% or less.

I refinanced my primary mortgage to pay cash ($40k) for the house and will have put about $60k of improvements into it when I am finished.
