Does anyone know of any database (or website) that allows a landlord to report a "bad tenants", i am not talking about credit agency. just a simple database that allows a landlord to report a tenant that caused damages or did not pay rent?

Your tenants will get a kick out of it and not be offended as long as you give them this technical information about camera sensors.Finally, the human eye and brain are still much more advanced and capable than any lenses and cameras.

With the other property, my lender never ordered an appraisal and now that closing is happening soon I'm freaking out.Can someone recommend an appraiser in Indianapolis who can quickly turnaround an appraisal report that I can use to make sure I'm not overpaying here?

Tyler, after Lehman you need both a 750+ FICO AND a 80+ PayDex which will require a EIN/DUNS maybe reporting vendors/suppliers or you can go directly into business credit cards if you have a good FICO and then credit lines/loans after those are reporting.
