Generally speaking advantageous tax treatment follows.Assuming active participation and AGI is below phase-out, expensed items will reduce taxable income, which seems like mainly W-2 income.Consult with your CPA/EA.

Started reading the Bigger Pockets book on rental property investing and decided to join this forum to seek advice and help with taking that first actual step into investing.

That said, I will seek higher margins for properties that are more expensive within that market, as risk increases as you move to properties fewer buyers in that market can afford.

What is the best way to find ALF's that are actively looking for more space?

Hello Washington State Investors,I've been looking at Bremerton real estate to revive due of the three new fast ferries (walk-on) scheduled for 2019.I'm a rehabber and landlord newbie seeking to invest in the right market.  

It seems to me from everything I've read that it is, but before I seek out a real estate attorney, I figured I'd post here as there is so much knowledge on this site. 

Of the five I've done, I have paid off three, one matures next year And I'm actively trying to pay off the last one.

By "professionally" I mean using my private capital, seeking out investors, and then loaning said capital to their projects on a regular basis. 

Does anyone know about this activity?
