In South Jersey, there are better deals for multis than in North Jersey so your price point and access will be a little better.

Getting access to the MLS will help you get the best comps (most accurate).

Wasn't sure in a legal matter if someone goes after one LLC and it's tied to a trust can they gain access to the trust? 

Once the bank has it, there is no way to get access outside of the traditional process.

Once you've renovated it the HELOC is a great choice, my mortgages are also owner-occupied, so it usually makes sense to keep that mortgage in place and use a HELOC to access the equity. 

It was an absolute dump, horrible tenants and in terrible shape, but literally built right on the beach access, 27 steps to the beach, and on the best surfing spot on the island.

DO NOT give anyone access until you're certain they are willing to remove everything, not just the flat screen and laptop.
