I am sure if you are visiting properties with a Realtor who knows the area you will be fine.

My family has been here for multiple generations and has always been very involved in the area, including on the real estate front, so I have deep roots in and love for the place, and come by my interest in real estate honestly :-) Professionally, I'm an interior designer specializing in high end residential design for successful, busy professionals, and aging-in-place/universal/accessible design, for those who either need it now or (preferably) want to plan ahead, just in case, knowing that at least 68% of us will be disabled in some way eventually, or who know they have some health issues for which they know they will eventually need to make some modifications to their homes if they want to continue to live there. 

I also like to set up everything ahead of time and make sure i am very prepared.

Hi and welcome to BPI am also new to the forums but have met some great people already.I am an Australian Investor and in just under 2 months will be in Florida will be based in Fort Lauderdale for a short visit. 

then go ahead with the deal (you should have built in enough of a contingency to account for these kinds of surprises)...this is actually a  normal occurrence, in my experience, when buying from gov't institutions.

Order an inspection, get an appraisal, and VISIT the property.  

Visiting job sites is a very good idea and I need to try to find the time to do that.
