It doesn't talk about whether another investment might be better, whether outperforming the discount rate might be substantially easier with a different investment vehicle or if/how the risk of the investment will impact the actual returns.

You have to make sure the garage is totally sealed on the inside.If not fumes from the vehicle can get in the house making them sick and in some cases can kill people.If you have gaps or places where the fumes can enter they get sucked in to the vents,gaps,etc. of the house.

Honeslty, you will see and read about all kinds of complicated investment vehicles in real estate, but if you understand the concepts of principal and interest, you can get to the bottom of most anything you need to figure out.

If you have the opportunity to make money and need a large sum of cash, then you should sell and get your capital out so that you can put it in another vehicle of your choice.The last thing I would do is rent it out, as it is only one property, and I personally am very biased against long distanced landlording.Another option would be to refi to the 3.6% rate you've been offered, then sell via owner-carry on a wraparound.

my total bills are around $800 a month ($400 for rent plus utilities, $100 for phone/internet, $150 for health/car insurance, and $150 in student loans), i have about $1200 net income per month, i have no credit card debt, and a paid off vehicle.
