If you can buy right and get that 20% sweat equity, you'll do well there. 

If there is also an opportunity for sweat equity, that's a bonus.

Then cash out your sweat equity (and principal paydown), find another small multi., wash, rinse, and repeat for 6 years...then take a much needed vacation and decide what you REALLY want to do with your life.

I've closed a few deals that had similar situations where someone passed and the family didn't want to keep the property.If you're wanting to find your next project with low overhead costs and a little sweat equity, I'd highly recommend checking probate records for your county and giving them a call.
