Waste of time IMO.

Private money investors work well for solid projects.

I know how much I pay for paint, carpet, tile, roofing, gargage doors, solid and hollow core doors, countertops etc.

They move quickly and don’t waste any time in proceeding withproperties they have an interest in6.

Our investors don't want the late night phone calls and the hassles of tenants and so we have worked hard to develop a relationship with a property manager who is solid and dependable.

You should put together a package that shows the investor a solid plan with timelines on the project along with a lender that will refi you when you are done.

Also you don't mention any down payment or closing costs (but I'm sure you had BOTH), knowing that would help us give you a better reading.I can tell you that a property manager is a HUGE (and often wasted) expense.

The strangest one I have run into yet was finding a 10' x 10' x 2' pool of human waste under the dining room floor.
