@Ben Leybovich Are you saying that buying turnkey isn't a smart investment in the first place? 

Did you just receive the dust storm warning on your smart phone?

We used a smart RE attorney to create a property specific LLC, and write the opperating agreement (the meat of an LLC) to show cash split, profit split, voting rights and what heppens in death, family buy out etc.  

We have a great market here, you're smart to put focus into it!
