I'd almost bet money that if you went to your supervisor/city manager and presented your issue, which sounds to me like boredom and not enough work, they could easily find a multitude of projects for you to work on that would be rewarding and probably lead to advancement.

Hi ChristopherReal estate investing can be very rewarding and confusing with so many options to get started.

But here is the psychology; because the people that have lent us money are getting a return on their money of 8-12% APR, they are getting their reward already and most of the time they do not take advantage of the learning opportunities offered them.

We are very happy with how these houses appreciated; we put very little money down and were rewarded handsomely.

It was rewarding work but I found it time consuming and back breaking.I've become familiar with purchase options lately.

As a designer, I would be interested in having some ownership in the project -- it would be rewarding to gain financially from its success.

I'd be grateful for any advice you all have on the best way to learn more and/or how to pivot from being a role player in the development of projects to leading them.Please keep in mind that I  do currently have a full time job in running my engineering firm and that while the success of the last few years has come with some financial reward I'm by no means in a position to bankroll projects on my own.Thank you.

If my clients are willing to put in the time and effort, then I would say this business will be a very rewarding and profitable business. 

Buyers are interested because of reward vs. risk analysis.
