Also to buy only properties where I can add value and/or have built-in equity as a bit of a cushion for if/when the market takes a dip.It’s not that I’m expecting to sell anytime soon, but I’d like to have the option to sell and the extra equity created allows me to do that.Finally keeping plenty of cash reserves and sources of capital open (lines of credit, private money).

I think you need to work through this before you consider implementing a private financial improvement program like the one you're describing.

Sounds like a case for a small private loan, right? 

If you can't swing moving in then I would look to get private money for the renovations.

My cash is tied up in other properties at the moment so I wanted to fund the downpayment ($60,000) with private money.
