If you’re just starting out, I’d recommend having someone with experience at least look over everything for you  (not necessarily an agent, just someone with experience, the more experience the better).

Again I can't say what is fair market for your home, but I would imagine if you are priced correctly you will receive inquiries from good prospects.

I’m thinking about luxury condos for short term rentals since I’d occasionally want to have a place I can use for myself.With mortgage rates so high and HOA fees for many of these buildings at around $1k a month, it seems like investing in a condo in Miami is more of a game of price speculation.

My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec. 

My challenge is that I'd like to find something turnkey that has cash flow day one.

I'd recommend going around your local community there & finding a credit union that does this!
