Everything that came with my home; Appliances, drywall, paint, electrical, plumbing is under warranty for 1 year, my furnace and a/c unit is under warranty for 10 years and the foundation is under warranty for 8 years.

Hello BiggerPockets,I have been slowly, but surely building my REI foundation via listening to the podcasts, reading the forums, reading books (just finished J Scott's "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs"), and have begun to analyze deals.I am a numbers and process/systems guy, also cautious and like to check all the boxes, so I have been looking at various markets to potentially invest and I am wondering what other out-of-state BRRRR investors look for when identifying a new market.

I have found that networking is extremely important, BUT it is honestly not very effective until you have a solid foundation of "basic" REI knowledge from podcasts, books, etc.

Earthquakes are relatively rare in Indiana, with just 44 quakes above a magnitude 3 reported in the last 200 years, according to Indiana Geological & Water Survey Outreach Coordinator Polly Sturgeon. thats wild the big SF quake was 1908 .. having lived right on the loma preita fault ( big fault that runs up the SF penninsula i never bought it.. although if the property is not strapped down to the foundation i would go ahead and do that.. then really the only thing that will break will be contents..
