With this in mind, I wonder if it is the best investment. 

This sounds like a nightmare scenario. 

A couple of months ago, I ran across one of Dave Meyer's videos, and that led me to the podcast, and that led me to the Real Estate Rookies podcast, and a host of others who I won't mention, but were nevertheless valuable.

As we approach 2025, this trend is expected to accelerate.

This feels like the time Michael Scott tried to declare bankruptcy by yelling "I DECLARE BANKRUPTCY."

SarahI’m gonna give a slightly different answer than others, figure out where/how you want to live within reason & than figure out a way to use strategies to make that somewhat affordable but using a strategy 1st approach is really risky in this market, because it might take 4-5 years to even break even vs renting, so you want to find a place you’d be happy to live for 4-5 years & than find strategies like house hacking that make that more affordable. 

This is how you get the cheaper down payment. 

I am literally having one done this week.
