And you  need to do them before you make your offer as there are no inspection contingencies for investors buying HUD houses.Mark can correct me, but I think the timeline for turning in that paperwork and earnest money is just a day or two.If you hand over your EM you will never get it back.

@Brian Burke   We may have pulled the rip cord a year early in Atlanta but when the Hedge funds ran up the wholesale prices at auction by almost 100% in 60 days I had the same thoughts as you I can't beat em so I am going to sell to them..

These investors are not even seeing the property as real estate agents are now posting the properties on web sites with clock meters or simply asking for highest and best by a certain date and or time.
