Title insurance is a written policy (which can be subject to some exceptions) which guarantees that you have a clear title to your property.

I know some of you are heros at clearing titles and any advice would be greatly appreciated.

Try to set clear expectations as J Scott mentioned through using a contract that clearly spells out everything including time to complete work, payment schedule, ect.

, I don't get it.I simply suggested he try to get a longer-term private/HM loan, to enable him to hold the property for 12 mths to get the necessary seasoning that these bank/FHA underwriters like to see.Is that clear?

You have a variety of options within it.....assignability, inspections, clear title, etc.

My lease is very clear that subletting will get you evicted.
