If I may ask a couple of questions (and feel free to PM me if you'd rather not answer them in a public forum):What was your cost per sq ft all-in with land acquisitions to the completed product excluding the appliances?

My applications include the rent amount, the security deposit amount, the amount needed to move in (in case people are bad at math and cannot add), what type of tenancy it is (month to month), appliances included, and utilities included. 

We went to the local used appliance store and negotiated a package deal to put a w/d in each unit. 

Already in the time it took to close on the deal ( 40 days) we have already lined up 90 % of the contractors, appliances and materials we will be using on this house.

Aside from the standard updates like new appliances, flooring, paint, etc, how do you determine what to upgrade in a rental?
