Steven, at your age, and looking at long term, I think that investing in long term holds in RE outside of a retirement plan is best and here is why: You get tax benefits today and years to come from paper deductions (depreciation), you get cash flow each month (if you buy right), you get ammortization (tenants paying down your mortgage for you - equity) and you get long term appreciation over time.
