Worst case is I will be collecting more income making it a policy to offer 30 year amortized loans with no balloon instead.

All that said, you should be contracting deals good enough to have the worst case scenario which is using hard money.

Am I wrong in thinking that the worst that can come of this is that once they auction the property I owe the diffrence which I DO plan on being responsible for and paying and I read somewhere that they have to set up ap payment plan with me for what that amount.
